Interested in Flipping Houses in Eugene?

The investor market in Eugene is generally highly competitive when a good fixer hits the market. Usually, a  fixer is defined as a home that needs some repair or updating before someone can live in it. A good fixer would be a property that the repairs and closing costs would still leave the house flipper 10-20% profit after they sell the property. If the property will cover your expenses and leave room for a profit, we call that penciling. If you can find a home that pencils in a desirable location then you have identified a great fixer. Generally when a great fixer hits the market you will be competing with multiple offers, it is important to keep a cool head when navigating these waters and remember what price it will pencil at. There are a few ways to make your offer stand out other than over bidding, work with a real estate agent you trust to explore these options.

There are risks involved when taking on a fixer project. When creating a budget be sure and have a licensed contractor look at the property and give an assessment before you assume you have all the information, also have an inspection period in the contract. Even if they are selling the home as-is you can still back out and get your earnest money back if the inspector discovers damage too costly to repair. When listing your fixer after repairs remember that homes that stay on the market too long can create a black hole in expenses, leaving you with an extra mortgage and tax payments. Work closely with a realtor to establish comparable sales in the area to ensure your property will sell quickly and at top dollar. Before making an offer on a property make sure that it has room for a profit after you subtract you expenses from the estimated listing price. The Best Chicken-Fried Steak North of the Mason-Dixon Line

As a southern boy I’m always on the lookout for a good chicken-fried steak. After a friend recommended I go to Jazzy Ladies Cafe I rounded up the family and headed over.

We were greeted right away by the hostess who was very attentive and friendly, it has been awhile since I have been in a restaurant this hospitable. We were given our menus and told to order at the counter when we were ready. I noticed that they did have several gluten-free and dairy free options for those with allergies, and mostly use organic ingredients. The best part was everything is made from scratch!

Once we ordered our food came out in a timely fashion, and boy oh boy, we were not dissappointed. Jazzy Ladies Cafe uses a fresh cut of  tenderized steak, dips in their homemade batter and cooks it when you order it. You can certainly tell the difference in the freshness and the flavor! Not to mention the sausage gravy was just like the one my Grand’ma used to make. Clearly someone here cares about creating a quality dining experience. My only suggestion to future diners is if you are looking to have the chicken fried steak experience be sure an call ahead, they tend to sell out of it before they close at 3pm.

A New Italian Restaurant in the Whiteaker- Bari Trattoria

A couple of friends and I decided to visit the latest restaurant to open in the Whiteaker, Bari Trattoria. We were seated immediately without a reservation, and the wait staff got our drinks and appetizers to us quickly. We ordered the Wood Fired Mixed Olives and Calamari for our appetizers. For the main course my friend Sheila ordered the Spaghetti Marinara with Meatballs, Chris ordered the Smoked Pork Ragu, and I ordered the Fettuccini Alfredo with Smoked Chicken.

We were all very happy with our meals, the chicken was was tender and filled with smoke flavor. The noodles were handmade in house and you could taste the difference! Keeping true to their name they have a great mixologist on staff that had several intriguing house cocktails on the menu.

They also have a great Tuesday night special that none of us had a chance to try 1 slice and a beer for $13. Perhaps the best part of the evening was when they brought out our bill, and even after the 4 cocktails we added to the meal our bill was only $82. Great food, great prices, great location! Date Night at Cafe Soriah with Chef Ib

My fiance’ Erika and I decided to visit Cafe Soriah after meeting Chef Ib the owner and table side chef. We came in on a Tuesday around 6pm and were seated right away. The staff was very attentive despite how busy they appeared to be. At the recommendation of the Chef I chose the Steak Diane, a Beef tenderloin, in burgundy brown sauce with mushrooms, scallions, Dijon mustard and garlic. My fiance’ chose Souvlaki, a smaller plate of skewered marinated beef tenderloin grilled and served with tzatziki. My Steak Diane was out of this world, it reminded me of a gourmet salisbury steak. Erika loved her entree’ as well, along with her beet salad she said it was the perfect portion.

A New Pizzeria in the Whiteaker- Wheel Apizza Pub

I visited the new pizzeria in the Whiteaker Saturday night of the soft opening with my fiance’ and her friend visiting from out of town. As many of you know Steve Mertz the creator of Tacovore is tackling his next project a New Haven pizzeria with a focus on new school craft beer. Needless to say I was excited!

When we arrived they had a similar set up to Tacovore, you get get in line to order before you sit down. The staff was very friendly and greeted us as soon as we walked in. We ordered the Kale Caesar, Cheese Polenta Cakes, and the Sausage and Pepper pizza, two of their hand crafted soda’s Erika got the Berry and I got Lemon.

We received our food right away and the pizza was served with a rustic char on the crust. It was clear that they were using higher end ingredients, and that all the ingredients were fresh with an emphasis on locally sourced products. The flavor was out of this world, I haven’t tasted pizza this fresh before. The combination of sausage and red pepper practically exploded in my mouth! I did not have a beer that night, but the shop was certainly a buzz with delight as patrons discussed pairings and beer selections. The pizzeria also boasts handmade cocktails and wine if beer isn’t your preference.

The only problem I foresee for this new restaurant is where they are going to fit all the customers when they start to get busy. The Best Biscuits and Gravy in Lane County

If you have never been to the Backstage Bakery in Cottage Grove you are in for a treat! I am a southern boy, and I have been looking for a long time for someone who does biscuits and gravy the right way. The Inhat Brothers have their recipe down to a T!

A Funky Furniture Store in Eugene

For those of you who like to go to Portland for the weekend and browse up and down Hawthorne to find that perfect Mid-Century modern couch, or a funky contemporary accent piece to give their home that original piece of flare. I have good news, there is a place in town that specializes in modern interior design. Whether it is an international designer or a start up company you will find a wide variety of classic and cutting-edge designs.

Owner, or should I say curator of Modern Koki Wilson has had her finger on the pulse of the artistic community in Eugene for awhile now. She even serves as an Art Judge for the Jordan Schnitzer Museum of Art from time to time. so if you need a fresh set of eyes to discuss staging or decor she is the perfect person.
